Almost all passive income streams require significant upfront investment — either of money or time. The passive part comes later.

Truly Passive (Requires Capital)

Dividend-paying index funds: Invest in funds like VYM or SCHD. Collect quarterly dividends automatically. The more invested, the more you earn.

High-yield savings / CDs / Treasury bonds: Lower return but zero risk and fully passive.

REITs (Real Estate Investment Trusts): Own commercial real estate without being a landlord. Traded like stocks. Required to pay 90% of income as dividends.

Semi-Passive (Requires Upfront Work)
